Our Process

How We Bring Your Vision

To Life

From the first handshake to the final walk-through, our process is built on transparency, precision, and care. We guide you through every step—from lot selection to custom design, budgeting, construction, and beyond. With expert oversight, clear communication, and lasting support, we make building your dream home feel effortless.

Design & Architecture

To begin, you’ll choose a plan that fits your vision. Our staff will then work with you to refine the design. Once your plan is finalized, we’ll meet with our architect to complete the details. If you’re modifying one of our standard plans, this process moves quickly. For a fully custom design, the timeline can range from 60–90 days to as much as 12 months, depending on decision-making. Once this step is complete, we’ll transition into interior design and selections.

Permitting

Once your plans are finalized, we’ll submit them for permits. Depending on the municipality, this process typically takes 6–8 weeks. For unincorporated areas, reviews may take longer.

Selections

While permits are under review, you’ll meet with our team to select your finishes. The timeline depends on the size and complexity of the project, typically taking 3–12 weeks. This phase must be completed before construction begins. Once finished, we allow 2–3 weeks for administrative review and then schedule a preconstruction meeting with our build team.

Construction

Once permits are released and selections are approved, construction begins with a pre-construction meeting. Throughout the process, you’re welcome to visit the site by appointment. A formal pre-drywall walk is then scheduled to review your chosen selections.

Closing Preparations

When it comes time to close, you’ll need to provide lender information 90 days out. At 60 days, we’ll schedule the closing and provide logistics. At 30 days, we’ll order the title and confirm clear-to-close requirements. To prepare for closing, we’ll schedule an orientation walk three days prior, where we’ll review all property operations. If anything is identified during this walk, we’ll correct it before closing.

Warranty

After closing, warranty items can be submitted through the portal under the warranty tab. Please allow our team 24–48 hours to respond. Emergency issues can be reported via our 24-hour email or phone line.
